Structural components and foundation (when accessible)

Accompanies clients and their real estate agents during property showings
Minimum fee includes the first two (2) hours; additional time is billed on a prorated basis
No written report is provided; observations are communicated verbally to the client, who may take notes
Scheduling through the real estate agent is preferred to ensure access and property information
This consultation is best suited for properties with no contingency restrictions
Testing equipment is placed in a closed-house environment for a minimum of 48 hours and up to 72 hours; longer durations may improve accuracy
Advance scheduling is required to allow for the testing period
This test report is issued separately from the home inspection report
When testing is completed prior to a home inspection, the results will be provided with the inspection report
Especially recommended for older homes in Minnesota, particularly those with mature trees
Camera inspection of the main sewer line from the home toward the municipal connection
Identification of visible blockages, root intrusion, cracks, offsets, or pipe collapse
Documentation of findings with video footage and a written summary
Visual inspection of the chimney structure, flue, and visible liner
Evaluation of the chimney crown, cap, and exterior masonry (where accessible)
Identification of visible safety concerns such as cracks, deterioration, or improper clearances
Documentation of observed conditions with a written summary and photos
